A prime residential development of forty-four apartments in the heart of bristol.

Working in close partnership with the Acorn team, we identified our key investor and owner-occupier markets, then set about creating a strong brand identity and distinctive marketing materials for this city centre landmark scheme.

The extensive re-purposing of this historic building was supported by contemporary interior design throughout, with our in-house CGI artists capturing the key sales features of these design-led apartments, showcasing their maximum levels of light and space.

This imagery was complimented by a vibrant, urban and high-end sales brochure, highlighting the rich history of this unique building as well as the lifestyle this scheme offered with its position in the heart of the city centre.

The result was a highly-targeted package of brand identity, animated CGI’s and marketing brochure that reflected the individuality and quality of the scheme as well as driving strong off-plan sales.

A highly contemporary and bespoke collection of mews, town and coach houses, Charterhouse Yard needed marketing collateral that would reflect the exclusive nature of this sophisticated development and its desirable Bristol postcode in order to fully engage the target demographic.

Working closely with developer Hawkfield Homes, we created an impactful brand identity, colour palette and sales brochure featuring an edgy graffiti design combined with stylish typography to reflect the development’s urban yet upmarket vibe.

It was imperative that the sales brochure’s CGIs captured the sharp architectural exteriors and high spec interiors of all nine homes, along with the benefits of living an open plan lifestyle and the sense of light and space that comes with this. Likewise, the copy communicated the attractions of the surrounding location, emphasising its many features and benefits.

With a thorough understanding of the scheme and how to attract its target audiences, the marketing package conveyed the desirability of living in this exclusive development in one of Bristol’s most popular areas.

The clean, uncluttered design of the sales brochure reflects the sense of space that a family moving here will benefit from. With CGI imagery tailored to reflect the aspirational lifestyle of the target audience, the brochure brought to life the large, light-filled kitchen living spaces and bi-fold doors that open onto private raised decks and gardens, enabling purchasers to easily place themselves into that space and lifestyle.

With its desirable village location, The Hatters Mews appealed to those looking to escape the city – but not go too far. The marketing collateral therefore conveyed the benefits of moving to a location that provides the best of city and countryside life, and all that has to offer.

The CGIs performed a critical role in the sales journey, portraying the retained original features, married with high level and carefully considered interior specifications. These allowed the viewer to fully understand the quality of the apartments, immersing themselves in the lifestyle the development offers.

For this effortlessly elegant development of 56 apartments and seven penthouses, situated in the historic heart of Cheltenham, the collateral needed to communicate the multiple benefits of this landmark scheme.

Working closely with the developer and Savills, our imperative was to create a visual identity that would appeal to a highly discerning target market. The brand identity, colour palette and sales brochure reflect the pre-eminence of this landmark development, with its contemporary interiors and high specification throughout.

All sales and marketing materials were produced to an extremely high standard, commensurate with the development itself and the expectations of prospective purchasers. All the finer details were considered, right down to the use of metallic inks and foil blocking on the finished sales brochure.

The CGIs were used strategically to set the tone for the lifestyle and superior specification offered by these properties. The key objective for the client, and the main driver for the branding design and development, was to sell as many off- plan as possible: and with the full range of marketing assets enabled, several penthouses have been sold off-plan pre-launch.

Through the lens of a recent Cotswolds project, we see how our CGIs transcend mere visualisations, becoming powerful storytelling tools that show how this proposed new development aligns with its surrounding landscape, within both historical and rural contexts.

The Art of Light and Styling in Planning CGIs
Unlike their marketing counterparts, planning CGIs aren’t just about showcasing properties in the best possible sunlight. They serve a more nuanced purpose: to demonstrate how new developments can seamlessly integrate into existing landscapes. This is where the artistry of light and styling plays a pivotal role. For this Cotswolds scheme, the challenge was to present the new development not as an intrusion but as a natural continuation of the traditional, rustic village setting.

A Cotswolds Story
This Cotswolds project aimed to depict a series of new buildings as part of a longstanding rural enclave. Achieving this required a departure from the typical sunny visuals of marketing CGIs. Instead, the imagery adopted a softer, more muted lighting scheme that mimicked the serene quality of a quite early morning, embracing the rustic charm of the area. The styling incorporated elements such as gravel paths and mature greenery, further embedding the development within its rural setting.

Techniques for Authenticity
Creating these visuals involved a delicate balance between technical precision and creative interpretation. The selected lighting not only highlighted the architectural qualities of the development but also cast gentle shadows that accentuated the natural beauty of the Cotswolds landscape. Weathering of the materials also played an important role in this image set, with a high level of detail added to the stone and cladding throughout and even algae growing on the Dutch barns roof to portray the feel of the scheme once it has settled into its location within just a few years.
